JAN KOTRBÁČEK - CUSHMAN & WAKEFIELD

Jan Kotrbáček's interests and preferences range from Czech country music all the way to Armani

Are you a Prague boy originally?

I grew up in Prague 4 and I'm still pretty much connected to Prague 4, since I live there and my wife is even from Prague 4.

Did you meet her in high school?

No, I met her at Cushman & Wakefield. So we have two 100 percent Cushman & Wakefield babies.

Were they the at C&W in Prague?

No, we were the second or third couple.

It sounds like working for C&W was a good choice for you.

Definitely. I started at Healey & Baker in 2001. I now specialize in high street retail and it gives me a big variety of work, from marketing to legal things, and I get a lot of support from the MD Jonathan Hallett. He was actually my boss in the beginning when he was the head of retail. To be honest, he's made a lot of difference to me in my professional and my personal life.

The company's grown a lot since you joined it.

There were just 25 people when I started, so it was like a small family. It's grown up since then and the climate has changed a bit, but I still like it and the people there. It's a great job because you're talking to the top retail people around the world, the top investors and the top developers.

Which part of the usual deal do you like the best? Chasing clients, seeing the contracts signed...?

What's exciting for me is to find opportunities. If a shop on the street is already vacant then it's probably already too late. It's already been leased or there's some sort of problem. On the high street you always have to be sniffing for opportunities by talking to people and knowing people. To get an instruction is the first exciting moment. And then you have the problem of finding a suitable tenant and then you sign the heads of terms. That's exciting. Also, I like the fact that you're helping change the image of the street if you look back over eight years, and you feel part of that development.

Why did you choose retail right from the beginning?

I was always interested in fashion, and that's 70 percent of retail. It was a strong motivation for me to be involved in retail leasing. I'm fashion-oriented, and it was something I could work on and influence.

Personally, which brands would you still like to see come to Prague?

Most of them are already here, but the Gap would be excellent. I think also Abercrombie & Fitch would be great, or for a luxury brand, I'd pick Armani. To be honest bringing Armani to the country would be my dream.

If you were told to work abroad for a year, where would you go?

I'd have to go with my family, of course. I think Australia would be a great experience. I was there and I said I'd come back, but only if a company would send me there. I could see spending a year there. I found it a very relaxing place and it's developed as well. Not as much as the UK, but there's not so much stress. The people enjoy their lives a lot, which is what I like about it. They're very nice there and very open. The weather's beautiful too.

Where haven't you traveled yet that you'd like to go?

I have a big dream, which is to visit the national parks in Canada. I've had another big dream since I was 17, which was to travel across Africa from north to south in a four-wheel drive, but this is quite dangerous. So these days, I'd rather go to Canada and the parks there.

Children change things, don't they?

Exactly. You have to be responsible for other people.

Are you into any adrenalin sports? Or are there ones you'd like to try?

I tried ultralights and paragliding, but we found it's quite dangerous so we didn't continue with them. My uncle is a flight instructor and he introduced us to it. I also liked exploring all the caves in the Czech Republic but I stopped that also, because it's pretty dangerous too. I still do a bit of rock climbing.

I'd still like to try flying a balloon even though I don't know if it's an adrenalin sport. And it's also in my plan to go wild river rafting. If you're with good company and a good guide, I would go for that.

If you had to throw out every CD you have except for three, which would they be?

I have a collection of songs from the mid-1980s. Like Karel Gott, Hana Zagorová...

Michal David?

No, my wife likes him. I'd keep Like a Prayer by Madonna.
